Trailwood Springs Community Blog

The Trailwood Springs development is comprised of private streets. By virtue of being private, their upkeep falls solely on the homeowners.   At this time, older sections of our development are in need of repairs, while newer sections represent less problematic areas. It is anticipated that they will continue to deteriorate over the next ten years from normal wear and tear and will consequently need to be maintained and resurfaced when appropriate. Failure to do anything now would likely lead to far greater expenses for our homeowners association (HOA), if streets break down and impact water mains, sewage or power lines. The HOA is taking proactive steps to prevent such an occurrence, thus protecting our property values and the more immediate possibility of property damage. We began the process by doing an assessment of the streets within Trailwood Springs to determine the greatest areas of need.   At this time, we have put out the contract for work to bid. Once we have selected the contractor, our paving project will be completed in three phases. The first phase will begin by addressing the Long and Winding Road area.   Although the final numbers have not been received, the project is expected to cost more than $150K, a sum that exceeds the current budget, funded by HOA dues. At the annual HOA meeting, held in November, two options were presented to fund the paving project; a special assessment or an annual increase in dues. The vote by those in attendance unanimously opted in favor of a dues increase. Although, the increase may not ultimately cover the entire project expense, it will offset the amount needed, should a onetime assessment become necessary.
